Full Job Description

Taking a lead and managing all commercial activities including risk management from point of tender through to completion of Façade schemes.

Working in conjunction with Project Managers to deliver the schemes and report to the Commercial Manager on job status's.,

  • Taking ownership commercially of the live façade job from tender, Pre-construction and Construction status.

  • Supporting the Operational teams in delivering the projects (Project Managers, Site Managers).

  • Ability to understand Employers Requirements, Contractual Obligations, Everlast Tender Proposals.

  • Understand JCT D&B contracts.

  • Reporting accurately to the Commercial Manager.

  • Strong awareness of time management

  • Management of supply chain (Sub-contractor and Suppliers).

  • Ensuring all Sub-contract packages are commercially vetted suitable prior to placing under contract.

  • Understanding the scope of works to identify variations.

  • Requirement to price variations, submit to client and agree.

  • Ensuring sound knowledge of the Building Safety Act and insurance stipulations.

  • Ability to work with estimating team to write accurate bids.

  • Ability to take "Ownership" of schemes commercially.

  • Regular client liaison.


  • Key duties of the role, but not limited to:
  • Tender package reviews including interrogation of ER's.

  • In depth understanding of JCT D&B Contracts & Collateral Warranty.

  • Ability to review Contracts and Collateral Warranties and liaise with clients prior to agreement.

  • Working with the pre-construction procurement and teams to ensure thorough internal handover.

  • Attend client pre-construction/start meetings.

  • Identify project Risk & Opportunities and prepare schedules prior to commencement on site and manage throughout with contracts department.

  • Sub-Contract package appraisals.

  • Raising and issuing Sub-Contract orders.

  • Sub-Contract Payment Approvals.

  • Manage Valuation & invoicing for Facade Department to collaborate with Finance Department on a consistent monthly basis.

  • Reviewing contract obligations and identifying changes/variations in a timely manner

  • Ability to price variations on bespoke software (Immortalis) and issue to client.

  • Arrange Vesting Certificates where applicable.

  • Work with Finance Department and update accordingly on commercial matters (i.e. Payment Terms, Cashflow Forecasts, Job Cost Positions).

  • Produce and maintain monthly CVR's per scheme and report directly to the Commercial Manager.

  • Assist with the implementation of internal KPI's and business goals.

  • Strengthen existing commercial measures.

  • Liaise & support internal departments from handover to completion of schemes.

  • Assist other divisions of the business if and when required on any commercial items.

  • Proof of Building Safety Act relating learning / CPD's

  • Contractual Training courses attended.


  • Essential Skills, Knowledge and Experience
  • Previous estimating experience of at least 3 years within the construction industry and understanding of Fire Safety including the Building Safety Act and BSR changes.

  • Proof of good technical knowledge within the façade industry (roofing, cladding, curtain walling, windows and doors, glazing, and rainscreen).

  • Ability to read and interpret technical drawings.

  • IT literate Minimum; Microsoft Excel and Office.

  • Excellent communication skills both written and verbal.

  • Excellent analytical and numerical skills.

  • Proactive and motivated individual with strong commercial awareness.

  • Team player.

  • Ambitious.


  • Desirable Skills, Knowledge and Experience
  • Commercial knowledge such as; contractual (JCT), project risk awareness, financials generally.

  • Literate in the use of Microsoft Excel, Word and Project.

  • Use of Bluebeam Revu software (or similar) for measuring PDF drawings.

  • Previous use of SharePoint., A-Level or equivalent (required), surveying/estimating: 3 years (required)

    £40k-£50k p.a. (DOE) plus company car (or option to take car allowance)
